Project Details
Garco Mill dates back to the early 20th century where the site was home to a textile factory. By the early–80s, the Mill closed and the industrial site sat untouched for decades. In a revitalization effort, a group of investors worked to develop the site into three buildings – each with their own style and amenities. After Evans General Contractors starting to build Phase II, the owners contracted with them a second time to design-bid-build Phase III, a new Class A, three-story, office building.
The 53,000 square foot office building is a brownfield site. Scope consisted of site work, shell construction, all MEP and trim out (including restrooms on each floor), elevator installation, high-end finishing, and landscaping. 10,375 square foot of tenant improvements were made for The Charleston Metro Chamber of Commerce which occupies a portion of the 1st and 2nd floors. Roughly 8,000 square foot of covered parking exists on the first floor and a communal terrace on the 3rd floor.
Committed to the vision of the project and the area, Evans’ moved its Charleston operation into the second floor. The once blighted area has transformed into a thriving community of shops, businesses, food stalls, and retailers.
