Evans General Contractors was contracted by DHL Supply Chain on a 1,401,200 SF speculative building located in Cowpens, South Carolina that also included tenant improvements for Mann + Hummel.
The facility took 15 months to complete and features 104 dock doors with levelers, 40’ clear height, weather seals, red/green lights, and dock lights. There were a total of (42) exhaust fans/louvers and (8) make up air units. Evans also constructed a 600 sf guardhouse out of CMU walls equipped with millwork, restroom, Liftmaster gate barrier arms and key-card access to the warehouse spaces. The site included a total of 297 parking spaces for employees and visitors. A 250K gallon fire water storage tank for the fire protection system was also errected.
Evans scope of work included preconstruction services, site-work, permitting, architectural, structural, civil, MEP, and fire protection- for both the speculative building and tenant improvements. Tenant Improvements included 22,000 SF in administrative areas: IT room, individual offices, cubicle spaces, restrooms, locker-rooms, electrical room, a breakroom, and a 5,000 SF shipping/receiving office.
This facility was built with future expansion in mind, strategically planning for additions to both the warehouse and office spaces, as well as infrastructure for future conveyors, pick towers, and racking.
